RICS Home Survey Level 2

The RICS Home Survey Level 2 report (previously called a Homebuyer Report) applies to small, newer /modern flats, houses and bungalows that are conventional in type and construction and are in a reasonable condition. The Level 2 survey is designed for those who are seeking a professional opinion but at a more economic price. Whilst less comprehensive than a Home Survey Level 3, a Home Survey Level 2 is still a cost-effective way to minimise risk; offering you enough information to help you make a reasoned and informed decision on whether to proceed with your purchase.
About The Inspection
Surveyors will visually inspect inside and outside of the property and comment on all parts of a property that are readily accessible. Defects will be highlighted and you will be advised on any appropriate action required to rectify the problems. The surveyor uses equipment such as a damp-meter, binoculars and a torch, and uses a ladder for flat roofs and for hatches no more than 3m above level ground. For Level 2 surveys, loft inspections are limited to those demised to the property.
The surveyor also carries out a desktop study and makes enquiries for information about matters affecting the property.
